The ROI of Media

What media does a $1M listing need vs. a $5M listing?

Twilight exterior of a Los Angeles home, the kind of hero shot that scales with listing value

A $1M LA listing needs the floor: magazine-grade photography, HDR-balanced and MLS-ready. That's non-negotiable at any price point. A $5M-plus listing needs the full stack of photo, cinematic video, aerial drone and a 3D/Matterport tour, because at that level every rival listing already has professional photography, and the full stack is what makes yours look like it belongs at that price while the others feel ordinary. Everything in between depends on what that specific property and that specific seller need to compete in their price band. The price tag alone won't tell you.

Does a higher listing price always need a bigger media package?

Not automatically. In practice, though, usually yes, because the competitive set changes with the price. A $1M condo competes against other $1M condos, where good photography alone can already look like a step up. A $5M estate competes against other $5M-plus estates, where every listing already has professional photography. At that level, video or 3D is what separates the listings that feel fully produced from the ones that feel like everyone else.

The real driver, then, isn't your commission math but the bar your listing has to clear just to look competitive in its band.

What does a $1M listing need?

At the $1M mark in most LA submarkets, professional photography is the floor. Redfin's analysis associated professional photography with homes selling for roughly $3,400–$11,200 over list price and about three weeks faster. An association, not a guarantee.Redfin 2013 · Independent That's a real swing on a $1M sale. Buyers won't consciously credit you for it either. They'll just scroll past the listings that don't have it.

Past photography, a well-timed twilight exterior and a short vertical reel for social usually round out what a $1M listing needs to compete. Video and 3D are upgrades here, not requirements. On a tighter commission and a faster-moving price band, days-on-market matters more than a cinematic narrative.

What changes at $2–3M?

This is where video starts pulling its weight. Most agents still don't produce listing video at all.NAR · Independent A cinematic walkthrough in this band isn't table stakes yet, which makes it a genuine differentiator: your listing, and your name, stand out in a scroll full of static photo galleries.

Aerials earn their place here too. Anything with a usable lot, a view, or a setting worth explaining benefits, because an aerial answers what a floor plan can't in the first two seconds of a scroll.

Why does the 3D tour matter more as price climbs?

Higher-price buyers self-select harder before they'll book a showing. A 3D tour lets them do that qualifying at 11pm from their couch instead of driving out for a look that doesn't fit. It lets them walk every room at any hour, so the buyers who do book a showing arrive already familiar with the home.

At $5M and up, that self-qualifying effect compounds. You get fewer showings but more serious ones, buyers who already feel like they've walked the place, and a tour that keeps working the listing at 2am on a weeknight when no agent is around to pick up. This is the one upgrade we'd tell any agent not to skip once a listing clears the mid-$2M range in most LA submarkets.

Does a $5M+ estate need staging too?

Usually yes, especially if it's vacant. Most buyers' agents (83%) say staging makes it easier for buyers to picture a property as their future home, per NAR 2025.NAR 2025 · Independent That effect doesn't shrink at the top of the market. If anything, empty rooms read colder and smaller in a luxury shell than in a modest one. Virtual staging gives buyers a scale and lifestyle reference at a fraction of physical staging's cost and timeline, and we always disclose virtually staged images as digitally enhanced.

The tier ladder: matching media to listing value

Here's the mapping we walk agents through, tier by tier. None of these bands are hard cutoffs; they're where the conversation starts about what the specific property and seller need.

Should a seller ever downgrade a tier?

Sometimes, and we'll say so. A distressed sale on a tight timeline, a probate listing headed for an as-is buyer pool, or a seller who's explicit about minimizing marketing spend can all be better served by Photo Essentials even at a $2M price point. Match the tier to the property and the seller's actual goals, not an assumption based on price.

The reverse holds too. A $900K listing in a hyper-competitive submarket with a lot of inventory can benefit from video or even a 3D tour if it needs to stand out against a wall of near-identical comps. Price is a strong signal, just not the only one.

What's the honest way to decide?

  • Start with the competitive set, not the price tag. Look at what similar active listings in the same price band are already doing. That's the bar to clear.
  • Weigh the buyer pool. Out-of-town and relocation buyers lean harder on video and 3D since they can't easily drive by. Local, fast-moving markets can lean more on photography and speed.
  • Factor in the seller's goals and timeline. A seller who needs to close fast may prioritize a quick photo turnaround over a cinematic package that takes longer to plan and shoot.
  • Every step still needs the floor. Video and 3D add to good photography; they don't replace it. Skipping photos to "save budget" for video undercuts both.

Frequently asked questions

Does a $1M listing really need professional photography?

Yes. Photography is the floor at every price point, not just the top of the market. Redfin's analysis associated professional photography with homes selling for roughly $3,400–$11,200 over list price and about three weeks faster. An association, not a guarantee.Redfin 2013 · Independent

At what price point should an agent add video?

There's no hard cutoff, but video starts pulling meaningful weight around the $2M–$3M range in most LA submarkets, where most agents still don't produce listing video at allNAR · Independent and a cinematic walkthrough becomes a real differentiator rather than a nice-to-have.

Is a 3D tour worth it below $2M?

It can be, especially in a competitive submarket with a lot of similar inventory. A 3D tour lets buyers walk every room at any hour, so the ones who book a showing arrive already familiar with the home, and that self-qualifying pull isn't reserved for luxury inventory. Against a wall of near-identical comps, a walkable tour is what makes one listing worth the drive.

Should every $5M+ listing get the full Signature package?

Usually, but not automatically. A distressed sale, a tight timeline, or a seller focused on minimizing marketing spend can justify a lighter package even at that price point. The right tier matches the property and the seller's actual goals, not price alone.

Does virtual staging matter more on expensive listings?

It matters at every price point where a room sits vacant. Most buyers' agents (83%) say staging makes it easier for buyers to visualize living in a home, per NAR 2025.NAR 2025 · Independent Empty luxury rooms often read colder and smaller than empty modest ones, so the effect doesn't shrink as price climbs.
